eMotion EV Infrastructure Fund I is structured as a Delaware limited partnership designed to provide investors with direct economic exposure to EV charging infrastructure assets.

Limited Partners collectively own 100% of the underlying assets, including charging equipment and long-term site lease agreements. Each installation is secured by multi-year commercial leases of ten years or more, supporting predictable operating horizons.

The Fund follows a closed-end structure with a defined investment period and term, aligning capital deployment, operations, and eventual value realization under a single, disciplined framework.

CityVitae is a Florida-based EV infrastructure company specializing in the deployment and operation of high-performance charging networks across residential and commercial locations.

The company provides end-to-end capabilities, including site selection, engineering, installation, proprietary OCPP-compliant software, real-time monitoring, pricing optimization, and ongoing maintenance.

By combining asset ownership with direct operational control, CityVitae enables the Fund to reduce execution risk, maximize uptime, and capture long-term value through operational excellence rather than hardware sales.
